Our Client hoped to adapt two old buildings for creating a modern Sports retailing outlet. We advised this would not work commercially due to restricted floor areas divided by thick structural walls and differing floor levels. We demonstrated it was also cheaper to demolish and build a new purpose designed retail outlet.


This provided an opportunity to achieve unobstructed, sales floors gaining a strong street presence. We persuaded Planning there were material benefits creating a contemporary solution, rather than a pastiche of historic town centre architecture.


The new façade surpassed our Client’s expectations allowing transparency between the street and interior retail areas. The new street elevation is split into dual facades of differing heights reflecting division between two

original buildings. Above the entrance an oriel window peeps out over the street, reminiscent of nearby traditional examples but in a modern idiom. This device announces the entrance to passers by and also provides the opportunity for merchandise to be seen approaching from various angles along the street. Our knowledge of design-led retailing solutions resulted in our Client surpassing all sales expectations from their new outlet.

We know commercial Clients need to achieve a maximum net to gross internal floor space ratio, with good day-lighting, an efficient layout and an excellent working environment.

Office projects benefit from our approach to achieving a net to gross ratio of 85% plus, linked to a medium depth plan form to provide a high level of day-lighting and facilitate natural ventilation and cooling, dependent upon the particular site profile.

We prepared a speculative office scheme for a major developer on site of the existing Chambers Pub achieving 92% net to gross floor space. This relied on our Client acquiring an adjacent building, which unfortunately did not materialise. However it demonstrates our commercial astuteness coupled with excellent townscape design ability.



​​The new £5M luxury DW Sports branded Health club for St Brelade’s Bay Hotel, integrated 1,800 sqm of new facilities and car park into very limited space available behind the existing Hotel without impacting on the surrounding Green Backdrop Zone. This was a significant inward investment into Jersey’s Tourism industry, conceived to provide recreation facilities for residents staying at St Brelade’s Bay Hotel (marketed to over 300,000 DW Sports Fitness UK Club members) also attracting Jersey residents as Club members. The new DW Health Club provides state-of-the-art facilities including a generous gym, an indoor swimming pool containing steam room, a well-being suite of treatment rooms and two Jacuzzi spa’s, general fitness/aerobic studio, male and female changing rooms, and a café / reception. A projecting bay window wrapping around the Gyms south-east corner captures panoramic

views across St Brelade’s Bay. We introduced our Client to the Inward Investment team at Economic Development, who arranged an early consultation  with Planning. Our 3D modelling expertise demonstrated the scheme would slot in behind existing Hotel without impacting on neighbours or the Green backdrop. St Brelade’s politicians were wowed by our 3D model and we consulted with Jersey Architecture Commission, who were very supportive. BDK are proud, unlike some other major schemes proposed for St Brelade’s Bay, despite this being one of the largest projects in the Bay our sensitive approach was welcomed with the Planning Application progressing smoothly to receiving Planning Consent.
